Question: I received a notification that I need to paint my house within 90-days. What do I need to do? 
Answer: Whether painting your house yourself or hiring someone is a big task. The HOA is asking that you begin this process by contacting them regarding a reasonable timeline you need to accomplish this. Although you could paint your home within 90-days the HOA.does not expect this to happen. What is expected is for you to begin getting contractors lined up and dates for this to be done or for yourself to plan out when you will be able to accomplish this. 
 
Question: I have received notification that I need to stay my fence within 90-days. What do I need to do? 
Answer: Like the answer above it is expected that you contact the HOA regarding your plans to either have the fence stained by a contractor or by yourself. Ensure you look at the question regarding stains below so that you use the correct stain.
 
Question: I purchased the new stain the HOA is using and it seems darker than others. 
Answer: Depending on what phase you live in, what stain your neighbors used and other factors this stain could appear darker but as long as you used the correct code you have the correct stain. If you have questions please email info@vismanagement.com.
 
Question: Which sprinklers will be turned on this year? 
Answer; No sprinklers will be turned on until typically the middle of May. Those sprinklers that only water HOA common areas will be turned on. Not all homes have sprinklers in the front grass strip and all homeowners pay the same for their HOA dues despite this disparity. All individual homeowners are expected to maintain the grass strip in front of their homes whether the speed through mowing, watering, fertilization, Moss removal, or any other regular lawn maintenance that needs to be done.
 
Question: How do I submit a Property Improvement Request (PIR)?
Answer: Homeowners will login into their VIS management account and click.om architectural to start the process. The HOAs Property Improvement Committee (PIC) meets monthly after each board meeting. 
 
Question: With the HOA changing to one stain color will I need to re-stain my fence now?
Answer: No, the new stain color will be used for those staining their fence after May 12, 2026
Below is the photo of the tag. Sherwin Williams in Lacey and West Olympia can make this color with the number 8970-11296. This was confirmed with the manager of the Lacey store. 
 
Question:  Do I need to complete a property improvement request (PIR) form to re-paint my house, re-stain  my fence , or re-roof my the same color it was originally?
Answer: No, only if you want to change the color you must submit a form. The fence can only be fence the approved stain color you can do this without approval. You can repaint your house or re-roof without approval as long as the colors are not changing.
 
Question:  Do I need approval to renovate the grass in my yard?
Answer: No, as long as you are replacing the same amount of grass there is no need for approval.
 
Question: Can I remove the grass strip between the street and sidewalk?
Answer: No, a home must have either grass along the planting strip or with approval you can replace the grass with artificial turf.

Question: Are solicitors allowed within the development?
 
Answer: Yes, but they must but registered and have their permit exhibited at all times in plain view while soliciting or canvassing in the city, it must be shown upon request by any police officer or any person being solicited. They could be registered with Lacey, Olympia or Tumwater to be sufficient.
